A conventional loan is the most common type of mortgage, and the one that usually comes to mind when you think of a home loan. They're offered by just about every mortgage lender. Unlike FHA or VA loans, conventional loans are not government-backed.

In Fannie Mae's latest rate forecast, the government-sponsored enterprise said it expects 30-year fixed rates to end 2024 at 6.4%. This is less optimistic than its February forecast when Fannie Mae expected rates to dip to 5.9% by the end of the year.
Mortgage rates are expected to decline when the Federal Open Market Committee cuts the benchmark interest rate, which is likely to happen in the second half of 2024. But as long as inflation runs hotter than the Fed would like, rates will remain elevated at their current levels.

(A good credit score is 670 or higher, according to FICO.) But it's possible to qualify with a credit score below that range, depending on the type of mortgage loan.

While we didn't have ultrahigh credit scores, getting an FHA loan wasn't a free-for-all: Buyers must have a 580 credit score to take advantage of the 3.5% down payment option. Lenders also have a stake, and will often demand a credit score of 600 or higher to qualify.
